Those who doubt whether small and humble are good traits to bring to a development project haven’t been paying attention to what’s been occurring on Seattle’s Capitol Hill, where Calhoun Properties and Kauri Investments opened Videre, a congregate-style apartment project, last summer.

Despite the project’s solid economics, lining up financing wasn’t easy. Community banks are under pressure not to lend on commercial real estate in general. The Videre, with its tiny units — “apodments,” Dirk Mulhair calls them — and communal kitchens, is especially difficult.

Lenders — and tenants — like ‘apodments’
It’s a rooming house. You get a single bed, table, chair and refrigerator. No closet and you share a kitchen facility. While older rooming houses dot the City of Seattle a new one hasn’t been built from the ground up for years. At $500-650/month, it’s fully leased out. Will there be more like it to come? Some say the developer used a loophole and the rooming house didn’t go through the environmental and design review like “congregate housing” normally would. Stay tuned.

Gunning and Born are early adopters of a new housing trend: extra-small apartments with a shared kitchen down the hall—modern versions of the rooming houses of the past, which best suit one busy, budget-minded person who doesn’t have much stuff. Bellevue-based developer Jim Potter was part of a group that built the first modern micro-apartments in the Seattle area under the name “aPodments” on Capitol Hill in 2008. Since then, he and other developers, including Seattle-based Calhoun Properties and Bellevue-based Kauri Investments (the latter is also the developer of Tudor Manor), have built or are planning several more such buildings.

Some of the types of housing he’s talking about have in fact been built under the label of “apodments” in Seattle, where clever developers have created neo-rooming houses within the city’s eight-person occupancy limit inside what they’re legally treating as townhouses. The units, basically a bedroom with a tiny bathroom and a microwave, are even smaller than the micro-apartments New York and San Francisco have begun considering. They’re more like dorm rooms, some as small as 120 square feet. And they sell for about $500, half of what studios cost in these same neighborhoods.

The Kasita, a smart technology-enabled, mobile apartment or “apodment,” as coined by CityLab, allows tenants to move their households to urban locales with the tap of a finger, whether across town or across the country. Renters can select their destination with an app, and a “standard big rig truck” arrives to move the cube—no moving boxes required, according to Kasita’s website.
 
At a microscopic 208 square feet (with 10-foot ceilings), the Kasita remarkably packs several sought-after amenities into its limited space , from an intelligent, queen-size mattress that’s stowed away when not in use, to a walk-in shower, dishwasher, washing machine and dryer. The cantilevered, glass unit, housed in a rack with other units, is also equipped with hands-free voice command and a tile system that provides customized storage. The rack is connected to the municipal grid, distributing electricity and water to each Kasita as they move in or out of the rack.
